Structural Pool Inspections
Protect the foundation of your pool. Our expert structural inspections identify critical issues with your gunite shell, bond beam, and surrounding deck before they become catastrophic failures.
Evaluating the Integrity of Your Gunite Shell
A gunite pool is a massive concrete structure that must withstand incredible pressure from both the water inside and the soil outside. In Northern Virginia, heavy clay soils and freeze-thaw cycles can put significant stress on these structures. A structural inspection focuses on the "bones" of your pool to ensure it remains safe and watertight for decades.
Beam Integrity
We inspect the top edge of the pool (the bond beam) for horizontal cracks that often lead to tile and coping failure.
Crack Analysis
Not all cracks are structural. We differentiate between superficial "spider cracks" in plaster and deep structural cracks in the gunite shell.
What We Look For
- Settlement & Shifting: Uneven deck levels or gaps between the pool and the surrounding masonry.
- Expansion Joint Failure: Checking the perimeter caulk to ensure water isn't seeping behind the beam.
- Hollow Plaster (Delamination): Identifying areas where the interior finish has separated from the concrete shell.
- Rebar Staining: Rust spots on the plaster that indicate corroding steel reinforcement within the gunite.
Before You Hire a Pool Inspector, Ask These Three Questions.
A company’s service list does not tell you the construction experience of the person arriving at your property. For a concrete or gunite pool inspection, ask about the assigned inspector’s firsthand building and renovation background.
Do you build swimming pools?
Ask whether the company has firsthand experience constructing concrete or gunite pools from the ground up.
Do you remodel swimming pools?
Ask about substantial renovation experience involving coping, waterline tile, interior finishes, plumbing, and equipment—not simply routine cleaning or equipment replacement.
How many pools has my assigned inspector personally built or remodeled?
Ask about the individual who will perform your inspection. What was their role? How many projects have they worked on? Over how many years?
Why This Matters
Routine pool service develops valuable knowledge of water chemistry, circulation, and equipment operation. Construction and substantial renovation experience bring additional perspective on how the pool shell, coping, tile, movement joints, finishes, deck, and plumbing were installed—and how those components interact.
An experienced builder or renovation professional can apply that background when evaluating observed conditions and recommending further investigation.
What to Look For
Look for substantial, directly relevant experience in concrete or gunite pool construction and renovation. Ask for specific project examples and a clear explanation of the inspector’s responsibilities.
Our preferred benchmark is experience across more than 50 construction and substantial renovation projects, ideally including both new builds and remodels. An extensive renovation background spanning five or more years can also be relevant. Project counts and years are useful screening questions; they are not professional certifications or guarantees of inspection quality.
